A bushfire emergency warning has been issued for parts of Armadale on Perth's southeast outskirts, with residents warned there is a threat to lives and homes.

The warning is for an area bounded by Albany Highway, Admiral Rd, Kunzea Rd and McAllister Rd in the southern part of Bedfordale and eastern part of Ashendon.

"You are in danger and need to act immediately to survive," the Department of Fire and Emergency Services (DFES) said in an alert on Friday afternoon.

"There is a threat to lives and homes."

Residents are being advised to leave for a safer place if the way is clear, and if not, to be ready to shelter in their homes.

DFES said firefighters were battling the out-of-control and unpredictable blaze which was moving in a northwest direction.

The Department of Communities has set up an evacuation centre at Serpentine Jarrahdale Community Recreation Centre in Byford.
