Nestled in picturesque South Yunderup, a 10-minute drive from both Mandurah and Pinjarra, Austin Lakes is one of the fastest selling new communities in the Peel region.

Since its acquisition in late 2019, developer Wolfdene has sold more than 100 lots, as larger block sizes outside of Perth have become highly sought-after.

“Buyers are favouring larger lots,” Wolfdene WA General Manager Mitch Brown said.

“The average lot size sold in the last 12 months was over 500sqm – 125sqm larger than the Perth average.

“Buyers are able to secure these larger lots at a much cheaper price than Perth and some of the larger regional towns and cities, representing great value-for-money house and land.”

As a long-term estate for Wolfdene, Mr Brown said it was difficult to pinpoint an exact completion timeframe as it depended on the rate of sales, but predicted it would unleash a $1 billion community upon completion.

“Austin Lakes is a long-term investment for us,” he said. “There’s more amenity to come, so as the community grows the rate of growth will increase as well, but it all depends on sales.

Close to Austin Cove Baptist College, community amenities and an easy commute to the freeway for airport access, the estate has appealed to a range of homebuyers, including young families, fly-in, fly-out workers and retirees.

“Wolfdene is pitching the estate to all segments of the market, with blocks ranging from low-maintenance, lock-up-and-leave 275sqm lots, all the way to homestead-style 1000sqm lots,” Mr Brown said.

Homebuilders have plenty of room to store the caravan or boat with additional space for a shed, optimising all aspects an outdoor lifestyle has to offer.

Surrounded by water, outdoor activities are in abundance – weekends can be spent boating, fishing, crabbing and canoeing along the Murray River and the Peel Estuary.

Within the estate, the lake is popular for recreational fishing and is known to stock an abundance of rainbow trout.

No estate is complete without a great public open space, and the Austin Lakes Adventurescape Playground is the ideal spot for a family picnic – a $3.5 billion farm-themed oasis.

“Adventurescape Playground is a regional drawcard for the Peel region and holidaymakers in the local area,” Mr Brown said. “It features a 35m flying fox, a rope climb challenge, swings, a balance beam, a fence maze, old farm tractors and a custom-designed 8.5m-high windmill climbing frame and slippery slide.

With something for every walk of life, the estate’s 1km walking trail connects the residential community to Austin Cove Baptist College, bustling with dog walkers and joggers.

“Teenage residents will enjoy the basketball ring and tennis hit-up wall that will be built in our park, due for completion mid-2022,” Mr Brown said.

Mr Brown said Austin Lakes showcased bold and contemporary living while still maintaining countryside appeal.

“The estate definitely has that rural feel, with such a tight-knit community,” he said. “Everyone’s out walking their dogs and stops to say hello.”
